Status as of 06/26/08:
A staff report has been prepared for the 05/28/08 Planning Commission meeting. The report was distributed to the Commissioners and made available at the the Main Public Library (05-23-08). A copy of the Planning Commission staff report and Engineering Department Letter are provided below.
May 28, 2008 Planning Commission Staff Report:
Status as of 05/09/08:
The Planning Commission continued the Amerige Court project from April 9, 2008 to May 14, 2008. The continuation was necessary because  lack of a Planning Commission quorum, and  the applicant initiated project revisions based on comments identified in the RDRC staff report.
On May 5, 2008 the City received the final architectural packet for the revised project, as well as an updated EIR Addendum. Staff has been preparing a Planning Commission report , but will not be able to finish and distribute the report in a timeframe appropriate for a May 14, 2008 meeting. Therefore staff has recommended that the Planning Commission continue the project to May 28, 2008. Notice to the public were mailed Friday, May 8 indicating that that the project will be continued.

On March 27, 2008 the Redevelopment Design Review Committee (RDRC) considered the revised proposal and recommended that the Planning Commission and City Council approve the concept design. A staff report was prepared to outline the purview of the RDRC and the design concept.
On February 29, 2008 the applicant submitted a revised project. The revised project is similar to the alternative presented to the City Council on April 2007.
A mixed-use development on the north and south sides of the 100 block of West Amerige Avenue, on two existing public parking lots, plus three parcels to the west of the parking lots, south of Amerige Avenue. The revised project includes up to 124 residential units and as much as 40,000 square feet of commercial space (retail and office).
On March 24, 2008 the City completed the Draft Addendum to the Final Environmental Impact Report (FEIR). Hard copies of the Draft Addendum are available for review at the Community Development Department front Counter at City Hall, and at the Main City Library.

Council Study Session:
The City Council reviewed an alternative concept in April 2007 at a public study session. The alternative concept considered:

Council Meeting 03/20/07:
The City Council certified the Draft Environmental Impact Report. They rejected the 9-story proposal and remanded the project to a Council study session with additional analysis to be provided to consider removing the additional 50% parking requirement. Council directed the applicant to revise the project to show alternatives that would achieve the Council's concerns.
The project site is comprised of two publicly-owned parking lots (approx. 2.8 acres) located in the area between Wilshire Avenue to the north, Harbor Boulevard to the east, Commonwealth Avenue to the south and Malden Avenue to the west. The site is bisected by Amerige Avenue. The project proposal is for a multi-story, mixed-use development with up to 124 multi-family residential units and up to 30,000 square feet of commercial uses. A public parking garage is also included.
Status as of 11/15/06:

On Thursday September 21, 2006 the Redevelopment Design Review Committee (RDRC) reviewed the proposed project and voted to recommend approval to the City Council, subject to staff's recommended conditions. Status as of 8/22/06:
The Draft Environmental Impact Report (Draft EIR) for the proposed Amerige Court Mixed-Used Development is available for public review and comment pursuant to the California Environmental Quality Act (CEQA). The Draft EIR addresses the environmental effects associated with the implementation of the Amerige Court project. Status as of 8/10/06: A Community Meeting/Design Workshop was conducted on July 27, 2006 and on August 9, 2006 before the Redevelopment Design Review Committee and Planning Commission (respectively). The meeting/workshop was intended to obtain feedback on building architecture and design.
